heart of the popular Victoria Crossing area of Crocus Hill in St.
Paul.

- Number of
Apartments -- 85 units in four buildings (21,21,23,20).
- Neighborhood
-- Popular Grand Avenue. Mixed residential
and small-business area. Many shops and restaurants
within a one to three-block walk. One block to the Mitchell-Hamline College of Law. Eight-minute drive to
the State Capitol or into downtown St. Paul. Located on
the Grand Avenue bus line. 1-1/4 mile drive to the
Lexington Pkwy or the Dale Street entrances/exits of
Interstate-94. 1-mile drive to the Grand Avenue entrance/exit
of Interstate-35E.
- Include
-- Studio/Efficiency & 1-Bedroom Apartments. Laundry
room in basement of each building. Limited number of
storage lockers.
- Laundry -- Coin-operated, high-efficiency
front-loading machines in common area laundry rooms. Use less
detergent, help our environment.
- Parking
-- Primarily on-street. Reserved parking spaces in rear
of buildings. Monthly fee (call for current rate).
Waiting list times are sometimes as short as three months and often as
long as one or two years. (25 spaces
for 85 apartments)
- Pets. Some ok. Some not.
- Sorry, no
dogs.

Cats and others will sometimes be considered. (Not more than two
animals in an apartment and No
un-neutered male cats.) If approved, additional rent and security
deposit will be required.
- Animals are not
allowed in a few units that have carpet due to potential allergies of
future residents.
- Music, Noise, Etc. --
Our building
residents and neighbors appreciate peace and quiet. If
sound from any apartment can be heard outdoors, in common
hallways, or in other apartments, it is probably too loud.
- We ask residents to try to resolve their own noise problems by using
their best efforts to talk directly with the "problem
people." As a last resort, the owner or property manager will
intervene, in which case someone is likely to end up moving (to
a new home).
- Smoke-Free -- All leases prohibit smoking, incense, candles, etc.
anywhere inside or close to the building.
- Tobacco, Incense, Candles &
Cooking - Damage & Odors. Caution
-- BUILD-UP of, or
lingering ODOR caused by nicotine, smoke,
incense, soot, grease, etc., can result in costly cleaning or painting repairs and
is IS NOT CONSIDERED NORMAL WEAR
AND TEAR. Residents are
responsible for these costs. Please do not
allow odors from your apartment to get into the common halls or other
units.

all charges for these increasingly high-tech items.
- Equipment, Service, Wiring, Repairs.
- Electricity. Renters
pay for electricity.
- Lights, appliances, household items, air conditioner, supplemental
electric heat, etc.
- Electricity for supplemental heat, if any, is paid by the
renter.
- Cooking Gas. Most renters
pay for stove gas.
- Heating Gas. Owner pays
for primary radiator heat. Please note:
- Supplemental
electric heat is needed in some units & renters pay electricity
for that heat.
- Hot water, Cold
Water. Paid by property owner.
- Trash, Recycling. Renters pay
a monthly surcharge.
